Bidding But With Caution at Robinson & Hall's Auction

Robinson & Hall held their third auction of the year on 24th June at The Holiday Inn, Milton Keynes East. Fourteen lots went under the hammer including the usual mix of residential refurbishment opportunities, investment opportunities, commercial properties, agricultural land and small parcels of amenity land in Beds, Herts, Bucks and Northants. Two of the more popular lots included a residential refurbishment opportunity located just outside Milton Keynes in the village of Whaddon and an island in the River Ivel at Blunham showing that demand for refurbishment opportunities and small parcels of agricultural/amenity land remains strong.

Earlier this year Robinson & Hall kick started 2010 selling 100% of properties in their February auction, including three self build plots in Milton Keynes attracting competitive bidding and selling on average 22% above the published reserve price. This success continued in their April auction where 13 lots were offered and 75% sold with considerable interest in two residential refurbishment opportunities in Luton. Fiona Stacey, assistant auctioneer at Robinson & Hall said: “The April auction saw a repeat of the November auction in 2009 where a property in Luton attracted so much interest that we only just had enough standing room”.

Auctioneer David Jones comments that “whilst demand from buyers remains it was clear in the auction room that there was an element of cautiousness from a number of bidders and buyers were very price sensitive. It was difficult to anticipate how the recent announcements in the government’s budget would impact on the day. Whilst the budget outcome did not deter bidders it was apparent that buyers are being more cautious and selective about the properties they choose to invest in.”
