On 6 April 2010 the Government expanded the range of development that is exempt from requiring a Design and Access Statement when submitting an application. However, at Robinson and Hall we believe that for some types of development which is listed as optional in the information below, a Design and Access Statement or Planning Statement should still be submitted to help inform the case officer dealing with your application the issues behind your proposal.
Design and access statements are mandatory for
• Householder applications in a conservation area or an Area of Outstanding Natural Beauty
• Householder applications where listed building consent is also required
• Applications for full planning permission in a conservation area or an Area of Outstanding Natural Beauty
• Applications for full planning permission where listed building consent is also required
• Applications for Listed Building consent
Design and access statements are optional for
• Householder applications (for buildings that are neither listed nor in a conservation area)
• Applications for full planning permission (for buildings that are neither listed nor in a conservation area)
• Outline planning applications
• Applications for full planning permission plus advertisement consent
Design and access statements are not required for applications for/to
• Conservation area consent to demolish, where there is no accompanying planning application
• Advertisement consent
• Lawful development certificates for existing or proposed use
• Prior notification of proposed building or telecoms
• Prior notification of proposed demolition
• Hedgerow Removal
• Approval of Reserved Matters
• Removal or variation of a condition
• Approval of details reserved by condition
• Works to trees that are the subject of a Tree Preservation Order or in a conservation area
• Extending time limit of existing permission
• Non-material amendment to existing permission
